How we handle information when you visit The Residential Operators or send a Northpoint Partnerships inquiry.
Last updated September 24, 2026.
The Residential Operators is a NorthPoint publication. This policy explains what happens to information when you use residentialoperators.com or send a Northpoint Partnerships inquiry.
Information you provide
You can read the site without creating an account. If you send a Northpoint Partnerships inquiry, you provide your name, email address, phone number, company name, approximate number of doors managed, and message. You may also provide a company website. Please do not include passwords, financial statements, or other sensitive documents in the form.
We use those details to review and respond to your inquiry. The form sends an email through Resend to Dan French and Steven Rea at Northpoint. Your email address is used as the reply address. Submitting the form does not sign you up for a newsletter, create a CRM record, or trigger an automatic acknowledgment email. The site does not store a separate copy of your inquiry in Sanity or put the form contents in application logs.
Information used to run and protect the site
When you visit, our hosting provider, Vercel, receives ordinary request information such as your IP address, requested page, browser or device information, and request time. It uses request and operational logs to deliver, secure, and troubleshoot the site. Those provider records are separate from the inquiry emails.
The partnership form uses Google reCAPTCHA v3 to check submissions. Its script loads on that page, and Google may use cookies and receive browser, device, and network information under its own Privacy Policy and Terms. On submission, our server verifies the reCAPTCHA token with Google.
To limit repeated submissions, the site stores a keyed hash derived from the request's network address and a site-wide request count in Upstash. These counters expire after 15 minutes. Our application does not store your raw IP address or inquiry text in Upstash. Our server does not keep the reCAPTCHA token after verification.
We do not currently run a separate site analytics tag or advertising pixel. Google reCAPTCHA can set a necessary cookie. YouTube and external sites may use their own cookies or similar technologies when you use them.
Videos and links to other sites
Embedded YouTube videos load only after you choose to play them. At that point, YouTube may receive information about your browser and visit. The site uses YouTube's privacy-enhanced embed domain, but that does not mean YouTube receives no data. Links to YouTube, Spotify, and other external sites take you to services with their own privacy practices. See Google's Privacy Policy for YouTube.
Where your inquiry goes and how long information remains
Resend processes the inquiry email for delivery, and the two Northpoint recipients receive it in their mailboxes. The email and any reply may remain in Resend and those mailboxes while needed for correspondence and recordkeeping, subject to provider and mailbox practices. We do not use a single fixed retention period for these emails. Resend's Privacy Policy explains its practices.
The Upstash rate-limit counters expire after 15 minutes. Vercel, Google, YouTube, and the email providers may keep their own operational records under their policies. You can read Vercel's Privacy Notice and Google's Privacy Policy for more about those services.
Your choices and questions
You can browse without sending a partnership inquiry. If you want to ask about, correct, or request deletion of information you submitted, use Northpoint's general contact page and mention ResidentialOperators.com. We may need to confirm which inquiry is yours and consider any recordkeeping or legal obligations before acting on a request.
We may update this policy as the site or its data practices change. The date at the top will show the latest update.
